Founder and President Donald B. Berland brings to each project his keen understanding of the market and a network of long-standing relationships with design professionals, industry experts and tradespeople. Don is personally involved in every detail of the development process, from site selection to final paint selection.
WHAT WE DO
Formed in 1992, Berland Development Group Inc., is a fully integrated real estate development and construction management company in Englewood, Colorado. Berland Development Group focuses on the acquisition, development and investment of multi-family and commercial opportunities across the front-range. The company has developed and managed a corporate hangar project and nine multifamily apartment projects in Wyoming and Colorado, five of which were HUD financed. In the past six years Berland has delivered over $80 million worth of completed projects and presently has $50 million in active construction projects. Our company has experience in all aspects of the business, from acquisition and equity sourcing to development and management and leasing.
Donald B. Berland
Mr. Berland is the President of Berland Development Group, Inc., a real estate investment and development company.
Mr. Berland began his real estate career in 1971 with Ambrose Williams & Company as a Property Manager and Leasing Agent managing and leasing neighborhood shopping centers in Denver and Boulder.
In 1973 Mr. Berland joined Swanson Properties, Ltd., an advisor for a regional equity Real Estate Investment Trust, the Denver Real Estate Investment Association. Mr. Berland served as Asset Manager and Marketing Director for the Trusts’ shopping centers, 1,200 apartment units in Colorado and Texas, as well as the Trusts’ 600,000 square feet of office developments. While with Swanson Properties Mr. Berland participated in planning and executing the development of the Bluffs Apartments, a 420 unit, two phase project built in the mid 1970’s in Boulder, Colorado. During his tenure with Swanson Properties Mr. Berland also provided real estate management and consulting services for Boettcher & Company, a then-expanding Denver based Investment Banking firm.
In 1981 Mr. Berland joined Boettcher & Company as a General Partner to establish Boetcher’s real estate development department. Mr. Berland developed Boettcher DTC, an 186,000 square foot class A office building completed in 1983 in the Denver Technological Center.
Mr. Berland joined Murray Properties of Colorado in 1985 to complete the construction and lease-up of the One DTC office building and to establish Murray’s property management organization.
Mr. Berland joined Corum Real Estate Group, Inc. in 1986, continuing his efforts in lease-up and construction management of Corum’s projects which were formerly undertaken by Murray Properties.
Mr. Berland formed Berland Development Group, Inc. in 1992 to develop commercial and multi-family projects and to provide counseling and advisory services for clients. He has assisted bank trust departments and beneficiary family members in workouts of troubled retail projects providing development management and consultation with developer partners and providing advice and counsel for investment alternatives, sell/hold decision making, and longer term operating and financial analyses.
Mr. Berland was engaged by the Grant Family and the Colorado National Bank Trust Department to direct the sale of the Grant Ranch property, a 495-acre infill development site for which Mr. Berland arranged the sale to a northern California based master planned community developer.
In 1997 Mr. Berland, in partnership with Blackfox Real Estate Group, commenced the development of The Shores Apartments, a 280-unit upscale apartment project in Longmont, Colorado which was completed and fully leased in 1999. The project was completed in two phases (The Shores Apartments – HUD Project #101-354-85-PM and The Shores II Apartments – HUD Project #101-35510).
During 2001 and 2002 Mr. Berland developed the Fox Ridge Apartments community, consisting of 328 apartments located in Longmont, Colorado.
During 2002 and 2003 Mr. Berland directed the development of Willowbrook Park, an 8.75 acre, 170,000 s.f. corporate aircraft hangar and office business park at Centennial Airport southeast of the Denver Technological Center.
During 2009 and 2010 Mr. Berland directed the development of The Preserve at Rock Springs Apartments, consisting of 184 apartments located in Rock Springs, Wyoming.
During 2010 and 2011 Mr. Berland directed the development of The Preserve at Greenway Park Apartments, consisting of 208 apartments located in Casper, Wyoming.
During 2012 and 2013 Mr. Berland directed the development of Phase II of The Preserve at Greenway Park Apartments, consisting of 160 apartments located in Casper, Wyoming.
During 2014 Mr. Berland directed the development of Phase II of The Preserve at Rock Springs Apartments, consisting of 112 apartments located in Rock Springs, WY.
During 2014 and 2015 Mr. Berland directed the development of Park Place Olde Town Apartments, consisting of 153 apartments located in Arvada, Colorado.
Mr. Berland is a 1969 graduate of the University Of Montana School Of Business, and is a Colorado licensed real estate broker.

Dusty Berland serves as the Director of Finance for Berland Development Group where he critically analyzes the financial viability of potential development projects, as well as works to maximize profitability throughout stabilization and disposition. Additionally, Dusty is responsible for the asset management of all of BDG’s properties.
Dusty has been part of the BDG Team since September, 2012 where he provided oversight of the construction of Phase II at The Preserve at Greenway Park in Casper, WY. Dusty has also functioned as a Leasing Professional for both Lincoln Property Group and Simpson Housing providing him with an in-depth understanding of the day-to-day affairs of multifamily property management and the challenges with which those properties are faced.
Dusty graduated from the University of California, San Diego with Bachelors degrees in both Biology and Economics in 2002.

Wendy Catto is the Executive Assistant for Berland Development Group Inc. and the Property Manager of Willowbrook Park. Wendy joined the company in May of 2012 where she is responsible for Berland Development Group’s office management, accounts payable and accounts receivable, coordination with engineers/architects and government entities including HUD, administration of due diligence, and monthly construction draw requests on multi-family housing projects .
Wendy also manages the Lessees’ Association for Willowbrook Park, a 15 unit corporate airplane hangar facility. Prior to this Wendy had worked in the construction and real estate industry for over 20 years holding numerous positions in sales and marketing, real estate transaction coordination and credit management. Wendy attended Metro State University of Denver where she pursued a Bachelor’s Degree in Business Administration and holds a Colorado Real Estate License
